After sparking chemistry at a team-building workshop, the Wellington woman began sleeping with a colleague 10 years her senior who had 'boyish looks and a sparkling grin'.

In a scandalous piece that's divided the internet, the woman anonymously shared tips on everything from hiding texts and card payments to having 'great sex' in a car.

She warned that while affairs are 'exhilarating', they constantly pull you between the 'obligation and responsibility' of your home life and the 'escapism' of adulterous passion.

'You will feel emotions you never knew existed and will question your every thought. You will lose a lot of sleep. It is therefore imperative to follow these tips,' the woman wrote in a piece for for New Zealand website, Newshub.

Before embarking on an affair, the woman said it's crucial to choose a partner you have nothing in common with, because 'attraction works better' when you know the person is not your soulmate.

She said it's equally important to pick someone who is happy with their wife or primary partner, and is simply looking for short-term lust as opposed to a serious relationship.

'Ninety-five percent of remarriages to affair partners end in divorce. You will NEVER be the exception,' she wrote.

Key signs of the Serial Cheater

* They are harder to detect because they have mastered their craft

* They go out of their way to tell you that their ex was insecure and that they have friends of the opposite sex

* They get defensive when you ask about their night or who they were with

* They will confess their undying love for you and in the same breath suggest you get help as you are ruining the relationship with your insecurities

* They use lines like 'why are you being so insecure all of a sudden?'

Once you've found someone to have an affair with, the woman said it's best to set rules such as no texts after 9pm to avoid primary partners reading messages in bed.

She recommended deleting all messages on a regular basis, silencing notifications on your app of choice and ensuring this is not on the first page of your home screen.

When it comes to meeting in person, the woman said it's best to shun late night rendezvous in favour of early mornings or lunch breaks in discreet hotels with back-door entrances or access from a building shared with other businesses.

She advised setting time to be together in quiet places such as suburban pubs or botanic gardens, and never paying for outings on credit cards linked to your usual household accounts.

FIVE SIGNS YOUR RELATIONSHIP IS OVER

1.  A lack of communication - when people stop talking to their significant other this causes many problems in the relationship and is a big sign something is not right.

2. Stagnant sex - If one or both people in the relationship are bored in the bedroom or stop wanting to have sex then the relationship might be over.

3. Under appreciation - When one or both parties feel like the other doesn't appreciate them, or one feels like a burden it is time to find someone else.

4. Fantasising about others - If you find yourself wondering about life as a single person, or with someone from work or the gym it is a sign you are detaching from your current relationship.

5. Cheating - This comes in many forms and has many definitions depending on your relationship. Some relationships can move past cheating but in others the feeling of hurt and betrayal will end up ruining the relationship for good.

The woman encouraged cheaters to try having sex in cars, insisting 'it's not like your teenage memories'.

Ironically, she said it's best to remain faithful to your cheating partner and avoid complicating things by adding another affair or fling to the mix.

Finally, she recommended having a plan for when the affair almost inevitably ends, which should include making up for lost time with the loved ones you neglected while you were busy cheating.
